Description of NICE L-Fab LFAB4000 - standalone underground operator for a swing gate leaf up to 4 m/650 kg
NICE L-FAB LFAB4000 is a standalone underground non-reversible operator for one gate leaf. The motor has 230 V AC. It does not include a control unit; for a new setup, use NICE MC800. A double-leaf gate requires two motors and one compatible control unit.
The motor is concealed beneath the hinge axis and does not detract from the gate’s appearance. The underground solution is also suitable where there is no room for a linear operator or articulated-arm operator. The foundation box and leaf fixing form the lower support for the gate leaf. Secure mounting, hinge alignment and effective water drainage are essential.
The 230 V version is also suitable for higher wind loads, but solid infill, gate height and wind reduce the permissible dimensions. Suitability must be assessed based on the complete gate and the application chart.
Controls and compatible accessories
Choose the equipment according to the control unit installed. For an older control board, follow its own wiring diagram and settings; the newer diagram is not a universal guide for all generations.
| What | Why | Type |
|---|---|---|
| Control unit | Controls one or two motors. Motor wiring. |
|
| Flashing light | Signals gate movement. The voltage and maximum current draw must match the FLASH output. |
Other warning lights should be selected to match the voltage and current draw of the specific control unit’s FLASH output. |
| Photocells | Protects the gate opening, depending on the photocell position and operating mode; wiring. |
The MC800 supports both BlueBUS and relay photocells in the same setup. The AUX relay inputs must be configured for the relevant function.
EPMOW requires a radio interface IBW connected to BlueBUS. FT210B has a battery-powered transmitter on the gate leaf and a receiver connected to BlueBUS by two wires; it also transmits the status of the safety edge. |
| Safety edge | A safety edge is required to limit impact forces. The placement and operation of the safety device must be checked across the entire gate. |
|
| Transmitter | Remote control compatible with the coding of the installed receiver. ON3ELR uses OXILR; ON3EBD uses OXIBD. Pairing the remote control. |
|
| Receiver | Radio receiver for the control unit's SM plug-in connector. The receiver and transmitter must use the same coding. OXILR and OXIBD use different radio systems. |
|
| Antenna | Improves remote-control reception. For OXIBD, connect the antenna to its antenna terminals. |
|
| Keypad | Access using a code. Choose EDSWG to suit the receiver; EDSB uses BlueBUS and device learning. |
|
| Key switch | Key-operated control via a volt-free NO contact connected to the control unit's command input. |
|
| Card readers | Access using a chip or card. Connect ETPB to BlueBUS; run device learning after connection. |
|
| Electric locks | Additional securing of the gate leaf. The control unit releases the lock before opening. The choice depends on the length, stiffness and load of the gate leaf; lock output. |
|
Motor, foundation box and manual release
| Assembly component | What you need |
|---|---|
| LFAB4000 standalone | One motor, a 2 m power cable and a mechanical closing stop. The motor has no separate encoder cable; control is provided by the control unit. |
| Foundation box | LFABBOX4 made of cataphoresis-treated steel or stainless steel LFABBOX4I. Both use the same mounting method; the box includes a gate-leaf lever and a mechanical opening stop. Sold separately. |
| Manual release | NICE BMA3 with a lever key, required to move the gate leaf manually during a power failure. Sold separately. |
| Controls and safety | NICE MC800, receiver, remote controls, photocells and safety equipment depending on the specific gate. Not built into the standalone motor. |
| Wider opening angle | NICE BMA1 with chain drive, for opening angles up to 360° on gate leaves up to 3.5 m. Requires suitable clearance and external mechanical stops. |
The motor and box can be used with either right- or left-hand gate leaves. LFABBOX4 and LFABBOX4I differ in material and surface finish; even a stainless steel box does not replace drainage. When replacing, check the actual box, levers and release mechanism.
Kits for one or two gate leaves
The number of motors matches the number of gate leaves. Two motors do not increase the permitted length or weight of an individual gate leaf. When comparing kits, check the boxes, release mechanism, control unit and safety equipment.

Gate length, weight and operation
4 m and 650 kg are separate maximum limits; they do not apply simultaneously. Read the permitted weight for the given length from the graph: the horizontal axis shows gate-leaf length in metres, and the vertical axis shows its weight in kilograms. For a gate leaf around 3 m, the limit is approximately 500 kg; at 3.5 m, approximately 400 kg. At 4 m, the permitted weight is even lower. These values do not replace an assessment of movement resistance, infill and wind load.
| Feature | LFAB4000 |
|---|---|
| Motor voltage | 230 V AC |
| Control unit for the new assembly | MC800 |
| Cycles/h at rated load | Maximum 20 cycles/h |
| Magnetic encoder | No separate encoder cable |
| Battery backup | Select the assembly according to the chosen control unit |
One cycle consists of opening and closing. When opening up to 180° with BMA1, the stated number of cycles per hour is halved. This is not designed for unlimited continuous operation. Smooth manual movement and correct mechanical mounting must be maintained throughout the full travel.
Installing the box and drive
Install on a sturdy gate that operates correctly mechanically. The gate leaf must move easily by hand, without sticking or moving on its own. The drive will not fix faulty hinges or an unstable mounting. Also check for trapping points at the hinges and between the gate leaves; a pedestrian gate built into a leaf must have protection that prevents operation while it is open.
Drainage and cabling
- Prepare an excavation large enough for the specific box, with a secure concrete foundation, water drainage and cable conduits. Check the dimensions against the actual box supplied before pouring the concrete.
- Provide a separate cable route and effective drainage to the box. The drain must not be blocked or lead to a location from which water can flow back into the box.
- Position the box level. The box pivot axis must align precisely with the gate-leaf hinge axis throughout its entire travel. Check the position and mounting height before pouring the concrete.
- Secure the box in concrete and allow the concrete to cure sufficiently before installing the drive. Protect the drain and threads from dirt during the work.
For further practical guidance, see the foundation box installation guide. Ingress protection rating IP67 describes the motor’s protection; it is not a reason to leave the box flooded for extended periods.
Installing the motor and attaching the gate leaf
- Position the motor in the box in the correct orientation and secure it with washers and nuts at the prepared mounting points.
- Install the ball, operating bracket, release lever and connecting lever according to the original drawing. The components must move freely and be connected correctly.
- Secure the gate leaf to the support lever with screws or a suitable strong weld. For the screw mounting shown, the tightening torque is 30 Nm. When welding, protect the motor, plastic parts and release mechanism from heat.
- Lubricate the moving contact surfaces and check that they move freely. Route the power cable without strain or damage; the cable connection must not be inside the box.
- After adjusting the stops and carrying out the tests, fit the box cover and secure it with screws. Keep the release mechanism accessible.
Mechanical stops and opening angle
The standard opening angle is up to 110°. If the gate does not have suitable external stops, install the supplied: stop 1 on the motor for closing and stop 2 in the box for opening. The stops must bring the gate leaf to a halt in the required position without it hitting the surrounding structure. These are mechanical stops, not electrical limit switches.
For a wider opening angle, use NICE BMA1 with a chain drive. This accessory is limited to gate leaves up to 3.5 m; suitable external stops and a safe clearance are also required with this installation.
Manual release in the event of a power failure
Stop the gate and disconnect the power supply and any backup battery before releasing it. Hold the gate leaf, especially in windy conditions or on sloping ground. Keep people clear of its path.
- Slide open the release access cover.
- Insert the supplied BMA3 lever key and turn it 90° clockwise.
- You can now move the gate leaf slowly by hand without forcing it.
Re-engaging the drive
- Move the gate leaf to approximately the halfway point of its travel.
- Slide open the cover, insert the key and turn it 90° counterclockwise.
- Gently move the gate leaf until the mechanism re-engages with a clear click. Make sure the drive is properly locked before restoring the power supply.
Connecting the motor and control unit
Electrical connections must be made by a qualified person. Disconnect the mains supply and backup power before carrying out any work. The mains supply must allow complete and safe disconnection, and the motor and assembly must be correctly protective-earthed. Do not place any cable joint or terminal block inside the foundation box. Make the connection in a suitable protected junction box outside the foundation box.
| LFAB4000 wire | Connection to MC800 |
|---|---|
| Black | OPEN – opening phase. |
| Brown | CLOSE – closing phase. |
| Grey | COMMON – motor common wire. This is not the +24 V accessory Common. |
| Yellow-green | Protective earth (PE). |
Use 4 × 1.5 mm² cable for the motor run up to 10 m. For a single motor unit, use output M2; for two motors, use M1 and M2 according to the gate-leaf sequence. LFAB4000 has a built-in 7 µF capacitor; do not add another capacitor to the general control-unit wiring diagram without checking the specific motor.
The diagram above shows relay photocells without Phototest and with Standby disabled. The AUX terminals must be assigned the PHOTO, PHOTO1 or PHOTO2 function. Configure unused inputs according to the selected mode; do not copy jumpers from a diagram for a different setting. For details: MC800 relay wiring. LFAB4000 does not have FCA/FCC electrical limit switches.
Terminals and accessory polarity
| MC800 terminals | Power supply and polarity |
|---|---|
| 3 / 4 | 3 = negative (0 V), 4 = positive (+24 V DC Common). Maximum total current draw for accessories: 200 mA. |
| 5 / 3 | OUTSTB: 5 = positive, 3 = negative, 24 V DC, maximum 4 W. Use depends on Phototest and Standby. |
| 6 / 7 BLUEBUS | Two non-polarized wires; power and data for compatible BlueBUS devices. |
| FLASH | 230 V AC, maximum 21 W; for example, ELAC. The AC output has no +/− polarity. ELDC 12 V DC must not be connected here. |
| 1 / 2 EL | 12 V AC electric lock, maximum 15 VA; no +/− polarity. |
| 4 / 13 SbS | Voltage-free NO contact for step-by-step control. Do not apply external voltage to the input. |
| EPM TX and RX | At the photocell 1 = positive, 2 = negative. RX contacts 4 = COM, 5 = NC are voltage-free. In the diagram without Phototest: TX1 and RX1 → control unit 4 (+), TX2 and RX2 → control unit 3 (−); RX4 → control unit 4, RX5 → the configured PHOTO input 8, 9 or 10. |
With Phototest or Standby enabled, the transmitter power supply and jumpers must be changed. Use the corresponding MC800 photocell diagrams and AUX input settings. Contacts and BlueBUS do not have a universal +/− polarity.
Initial start-up and safety tests
A sensitive safety edge. The installer must determine its position and verify the safety of the entire gate. Force adjustment alone does not replace this protection.
- Disconnect the mains supply and any backup battery. With the drive released, manually check the entire travel path, pivot alignment, secure attachment of the gate leaf, both stops and drainage. The gate leaf must not jam or move by itself.
- Re-engage the release mechanism. Check the motor wires, PE, safety devices and accessories.
- After switching on, check the input status and device learning on the control unit. The motor type and safety inputs must be configured correctly before teaching the travel limits.
- During the first movement, observe the direction and sequence of the gate leaves. If the direction is wrong or movement is unexpected, stop immediately, disconnect the power supply and correct the wiring. Do not try to fix the issue by increasing the force.
- Teach the end positions as specified for the specific control unit. Then test a complete cycle, slowdowns, stops, release operation, each pair of photocells and the safety edge.
- Before handover, have the effective forces professionally measured and verify protection at hazardous points. The user must be shown how to operate, manually release, and maintain the system.
Keep a legible manual for manually releasing the drive permanently on site. Hand over the gate for use only after successfully testing the complete assembly, including the safety devices.
For the MC800, first carry out BlueBUS and STOP device learning, then travel and mechanical stop learning. The LFAB4000 is an electromechanical motor; do not select hydraulic mode. When using one unit, teach the M2 motor positions.
Settings, remotes and reset
Force, speed, automatic-closing pause, partial opening and leaf sequence are set by the control unit, not by the underground motor itself. After changing a setting, check the safe operating forces and safety-device function again.
- MC800 programming – functions and values
- Pairing remotes according to the receiver
- MC800 LEDs and light signals
Deleting radio remotes and resetting the control unit are different procedures. A reset will not fix mechanical binding; after deleting the settings, the corresponding learning procedure must be carried out again. Follow the procedure for the specific control board and installed receiver.
Troubleshooting
| Symptom | What to check |
|---|---|
| The leaf cannot be moved manually | Release mechanism, hinge condition, levers, axial mounting and foreign objects in the housing. Do not force a jammed gate to move. |
| The motor runs, but the leaf does not move | Engagement of the release mechanism and lever linkage. Disconnect the power supply before carrying out any work. |
| Incorrect direction or sequence | Motor and wire assignment. Check OPEN/CLOSE and motor M2 when using a single leaf. |
| The gate stops or reverses | Free movement, obstructions, photocells, safety edge and control-unit LED indications. Safety tests; do not increase the force without first resolving the cause. |
| Water in the housing | Drainage, sediment, water backing up and wiring condition. Take the equipment out of service if a cable is damaged or water has entered a connection. |
| The remote control does not respond | Check the remote's battery and pairing, the installed receiver and the antenna; pairing the remote. |
Maintenance
Carry out an inspection at least every 6 months, and more often with intensive use or in adverse conditions. Disconnect both the mains supply and backup power before cleaning or carrying out work. Do not use a damaged or binding gate until it has been repaired.
- Clean the foundation box and drain; remove mud, leaves and foreign objects.
- Check for corrosion and inspect the cable, screws, levers, hinges and mechanical stops.
- Lubricate the designated moving contact surfaces and lever linkage; check that the release mechanism works.
- After maintenance, test manual operation, a complete automatic cycle and all safety devices. Have a technician check the operating forces and settings.
Estimated service life
Service life depends on the combined effect of the leaf load and operating conditions. The following indices apply to the listed combinations of length and weight; the operating limits. The graph shows the approximate number of cycles with regular maintenance; it is not a guarantee or a number of years. The horizontal axis shows the sum of the indices as a percentage, and the vertical axis shows the number of cycles.
| Characteristics of the complete automation system | Index | Service life graph | |
